A PROCESS THAT GETS RESULTS
IDENTIFY EXEMPLARY TEAMS Our Requests for Qualifications (RFQ) attract the best design-build teams and assist owners with relevant qualifications for their project. Quantitative and qualitative documentation is required, including past performance, team experience working together, and trade partners that are critical to the success of the project. JDS prepares documentation to support the evaluation of qualifications packages, which helps owners shortlist to the three most-highly qualified project teams.
CAPTURE VISION Our RFPs capture the owner’s vision and compel design–build teams to achieve it. We painstakingly specify performance criteria that informs teams of the building’s baseline performance requirements and expectations. JDS also includes a prioritized list of scope beyond the minimum requirements, guiding teams to outperform the baseline expectations and giving owners more of what they want.
CONTROL COST JDS helps to validate a reasonable cost for the project and set it in stone. Our intent is to maximize the budget, not select the low-bid design–build team. We turn the teams loose to innovate and compete on scope, not price.
OUTPERFORM EXPECTATIONS Competing on scope means providing value beyond the base requirements. The DBIA methodology demands innovation from teams, resulting in innovative solutions that regularly outperform expectations. Meeting the minimum performance goals rarely wins the project.
